At day 45, if we have not produced an offer, we sit down and have an honest conversation about why. Price, condition, market, or marketing — one of those four is the problem, and we will tell you which one we think it is. If you want out, 72 hours written notice releases the listing. A 60-day protection period covers only buyers we introduced.

Ask every agent you talk to these four questions. What is your recommended list price, and what specific comps got you there? How will you verify my square footage? What happens at day 45 if my house has not sold? What exactly does your commission cover?
If an agent cannot answer those clearly, that tells you something. We answer all four at your consultation, before you are asked to sign anything.
